Income

As Office of the Collier County Property Appraiser, it is our responsibility to determine the just value of all properties within the county annually. Of prime consideration is our commitment to determine just value in a fair and equitable manner based on the best available market data.

The Florida Statutes require this office to consider three approaches to value, i.e., income, sales comparison (or market), and cost approaches. To assist in the valuation process, we are requesting information specific to your property.

We ask that you submit the requested information as soon as possible, no later than April 30, (deadline). Information submitted after April 30, will not be considered for the current assessment year and would be objected to if offered in a subsequent administrative or judicial hearing, in essence forfeiting your ability to use the data to challenge your property assessment.

The sharing of property-specific information by owners ensures that we are considering local and current market factors when determining the just value of all properties. All records and/or information you provide during this process will be treated as confidential and is exempt from public disclosure in accordance with Florida Statutes 195.027.

For the income approach, we rely on market rates and trends for income-producing or potential income-producing properties to develop an opinion of value. We request the following Income & Expense information specific to your real estate property:
