The State of Florida requires the Property Appraiser's office to review and value every property in the county as of
January 1st of each year. Periodically, appraisers from our office will visit your property to conduct a physical
inspection. You may see our field appraisers in your neighborhood measuring
property and taking exterior photographs of various homes and buildings. They will arrive in well marked CCPA
vehicles, wear an official shirt, and carry a photo identification card. Please ask to see their ID if you have any

Inspections can result
from, but are not limited to the following:
- Permits (additions, new construction, demolitions, etc.)
- Owner request
- Damage (flood,fire, hurricane, etc.)
- 5 year inspection cycle as per Florida Statute 193.023
- Sale of the property
We are unable to contact property owners ahead of time to schedule an appointment due to the sheer volume of
construction activity in Collier County. Our appraisers will NEVER ask to enter your home, and can gather all the
information they need from exterior measurements and photos. Your cooperation
is very important to us. If we are denied access, we may come to a conclusion of value which is based on estimates
rather than on more precise and accurate information. Our valuations are as of January 1st of each year, and they
reflect the changes to the property that occurred during the previous calendar
year.
Finally, the field appraiser is taking the first step in the valuation of your property for the
upcoming tax year. It takes a while to process the data that was collected and establish a new value. A TRIM notice
will be sent to each property owner in August which will have updated value
