Differing with the Property Appraiser

If your opinion of the  market value of your property differs from the Property Appraiser’s , Please come in and discuss the matter with us.

If you have evidence that the appraised value of your property  is more than the actual fair market value of your property, we will welcome the opportunity to review all the pertinent facts with you.

After talking with us, if you still find a significant difference between our appraisal and what you feel your property’s market value is, you may request a  hearing before the Value Adjustment Board. You must file a written petition  with the Clerk of  the Circuit Court (acting as Clerk of the Value Adjustment Board). Petitions (DR-486 Real Property or DR-486T for Tangible Personal Property)  may be obtained from the Property Appraiser’s office or can be downloaded from this site.

The Value Adjustment Board’s function is to hear evidence  whether or not properties called to their attention are appraised at more or less than their market value. The Board has the authority to change the appraised value if they find it in the case. They cannot change your appraised value for any  reason other than differences in  market value. However ,the Board can also hear appeals on denial of exemptions.

Pursuant to Florida Statute 194.013, as required by resolution of the  Value Adjustment Board, a petition filed pursuant to s.194.011 shall be accompanied by a $15.00 filing fee to be paid to Dwight E. Brock, Clerk of Circuit Courts, acting as the Clerk of the Value adjustment board), for each separate parcel of property, real or personal, covered by the petition and subject to appeal.

Completed petitions should be mailed to:
